We only charge a fee for buying shares, there is no fee for selling shares unless it is an Easy Exit sale.
There is a 2% fee on every share bought through UOWN, which is added to the cost of buying a share in a property, and is paid by the buyer upon purchasing the share.
For Resale properties there are no fees to sell. For Easy Exit properties, you will be charged a fee of 3% of the value of your shares to sell.
The only other fee you will face when owning shares with UOWN is an annual fee.
To explain each fee further:
This fee is charged when you invest into any property on UOWN, including properties on the resale market. For example, if you invest £50 you will be charged a fee of £1. This transaction fee is the same whether you pay in by card or by bank transfer.
This is an annual fee which covers the ongoing admin costs of keeping UOWN awesome, as well as property valuations and other exciting jobs like filing annual tax returns. The fee is calculated by taking 0.5% of the value of the property.
For example, the fee for 8 Eden Gardens, which is valued at £180,000, is £900. This fee is deducted from the gross rent and is split proportionately amongst all the investors in a property. For example, if you had a £1000 (0.53%) share in 8 Eden Gardens your share of the Annual Fee would be 0.53% of £900 = £4.76. This fee is already accounted for in the net yield figures provided on the site.
For specific Easy Exit properties, UOWN guarantees to buy-back shares at the current share price, minus a fee of 3% of the value of the shares. UOWN will buy-back your shares at any time (including while a deal is still funding) and you will typically have access to your money within three working days, as opposed to our resale market properties, where you must list your shares for sale and wait for them to be purchased by other UOWNers.
Properties are clearly marked as Easy Exit on the properties page, and you can request Easy Exit property from your dashboard. When you are making an Easy Exit request you will be able to see a breakdown of your total return for that investment, including the 3% Easy Exit fee.
