Are there any guarantees or insurance on my investment?

Let's be completely clear: there are no guarantees on your investment returns or capital with UOWN. This is important to understand:

No capital guarantee: Your investment is at risk. Projects can fail, markets can fall, and you could lose some or all of your money. While we've had a good track record so far, past performance doesn't guarantee future results.

No FSCS protection: Unlike bank deposits (protected up to £85,000), investments through UOWN are not covered by the Financial Services Compensation Scheme. If a project loses money, you cannot claim compensation.

No return guarantee: Projected returns are estimates, not promises. A project targeting 20% return might deliver 30%, 10%, or even negative returns depending on how things go.

What protection exists: While there are no guarantees, several measures protect your interests:

• Asset backing: Your investment is backed by real property. Even if things go wrong, there's usually a physical asset to sell and recover some value.

• Insurance during construction: Projects carry insurance against risks like fire, theft, or accidents during building. This protects against catastrophic loss but doesn't guarantee profits.

• Structural protections: Ring-fenced SPVs, third-party monitoring, and step-in rights all help protect investments, but they're risk mitigation, not elimination.

• New build warranties: Many completed developments come with 10-year structural warranties (like NHBC), protecting against major defects.

• Professional indemnity: Architects, engineers, and other professionals carry insurance against negligence, providing some recourse if professional errors cause losses.

The reality: Property development is inherently risky. We do extensive due diligence and put safeguards in place, but cannot eliminate risk entirely. This is why potential returns are higher than 'safe' investments – you're being compensated for taking risk.

Only invest money you can afford to lose. If you need guarantees, consider government bonds or term deposits instead. UOWN is for investors who understand and accept the risks of property development in exchange for potentially higher returns.
